Overview

Building Operator, Level 1 is a junior level building operator responsible for operational and technical support, including repair and maintenance of climate control and other mechanical systems within the centre. The primary objective of the role is to ensure that the property is being managed and maintained in a safe and environmentally responsible manner and to the highest level of operational efficiency.

Responsibilities

The primary responsibilities of the Building Operator, Level 1 include:

  • Monitor and control property equipment to ensure it’s operating as per design specifications and properly maintained.
  • Oversee the safe and efficient operation of all the components of the Chillers, Cooling Towers, HVAC equipment and emergency generators.
  • Collect, test, and add chemicals to the chilled, secondary, heating and condenser water, to control corrosion and bacterial levels.
  • Report deficiencies and problems related to building envelope, controls, equipment, and mechanical systems to building operations team and management.
  • Take appropriate upgrade courses to remain current on all new equipment and to keep abreast of changes in related technology.
  • Maintain part stock, maintenance supplies, and complete regular inventories.
  • General maintenance and housekeeping, including painting, sweeping, litter pick up, shoveling, pressure washing, watering plants and weed removal.
  • Conduct and log environmental/preventative maintenance assessments and/or inspections.
  • Maintain daily maintenance logs of all base building equipment.
  • Participate in corporate occupational health and safety programs.
  • Assist with waste, recycling, and hazardous materials issues.
  • Support and manage trades in completing tasks and services and liaise with Tenants to ensure completion.
  • Maintain all electrical, mechanical and maintenance rooms for cleanliness and organization.
  • Familiar with all aspects of the electrical building operations, mechanical and related systems to operate equipment in a safe and efficient manner.  Lock-out/tag-out knowledge is a must.
  • Completing tasks in a safe and efficient manner and in a timely manner.
  • Monitor and operate the Building Automation Systems (BAS) and various computerized control systems.
  • Respond quickly and efficiently to tenant and management requests. Complete preventative/demand maintenance tasks and input histories as required.
  • Seek opportunities to improve energy consumption.
  • Work outside on regular basis in all weather conditions.
  • Other assigned duties as required.
  • Available for on-call and after-hours emergencies.

Qualifications

Technical Qualifications

The Building Operator shall have the following technical qualifications or industry equivalency:

  • High School diploma or equivalent
  • Completion of BES 1
  • 2 year of direct work experience holding a position in building operations an asset, but not a requirement
  • Working knowledge of BAS systems is a benefit.
  • A valid driver’s license.
  • Entry level skills in Microsoft Office

Ability to allocate one’s time effectively and manage tight deadlines; ability to work under pressure and achieve quality results; ability to handle multiple demands and competing priorities, adaptable to new ideas and embrace changes; results and detail oriented; work within an environment that is subject to moderate to high levels of stress in emergency or conflict situations; on occasion requires involvement in repairs or maintenance in inclement weather or uncomfortable environmental working conditions; may be required to attend to or provide direction during after-hours emergency situations; requires the ability to exert moderate physical effort and must be able to move quickly in emergency situations; is able to thrive within a busy working environment. Additional on-call duties will be required and will be compensated as per the company’s On-Call Policy.

Ensure operations records, files and documentation are maintained in an orderly, accurate and timely fashion, sound administrative and organizational skills.
